Home Staging at its Best

        In a perfect world, we would stage a home that is always vacant and with no limits as to what furniture pieces can be used, i.e. we can get a hold of any furniture piece and accessory we want with nothing out of stock and the cost would be reasonable. Unfortunately, homes aren't always vacant and furniture pieces and accessories are limited to the budget and what is available to use. I went ahead and had some fun staging with no limitations to show what can be achieved.

       A master bed and bath should be more heavily staged as the potential buyer is most likely going to claim these two rooms as their own. The bathroom is staged with a few towels, some well-kept common items that one may find in a bathroom, as well as some decorative items like plants and candles to make the space feel inviting and comforting.

       The kitchen and living room when paired in a great room need to be cohesive and are often made to be social scenes for family and friendly gatherings, which is why the concept of the Great Room came to being. Below, a touch of blue accent paint is strategically planned to add some interest and break up the vast white walls in the space. The living room offers a lot of seating cozily set around the fireplace, which is used as a focal point for a display of plants and other decorative items. The formal dining room is set away from the Great Room so the mood can change here. An olive accent wall compliments the orange tones on the chairs and table. Since it is a little darker, the mood feels a little more rustic-romantic. I choose not to add an area rug in the dining room because the wood floor here is a feature with the decor and because it is continuous without being broken up by a rug, it helps make the room feel more spacious, not to mention, realistically this is more sanitary.

       The ancillary bedrooms should be displayed just as beautifully if possible. I gave them each their own identity to help the buyer envision how they could dress up the rooms if they were living there.

       Each room has a unique pallet with different fabrics and furniture as well as hanging decor. 

       If there is a unique feature in a room such as the shape, then I like to show that off. The second bedroom in this house has a small nook at the window. I chose to add a bench since one could sit by the window and read a book or perhaps it is a staging area for clothing that is picked out from the closet adjacent. This could also be a place to add a small desk, but I didn't want the buyer to think about working in the bedroom during a tour. The bedrooms should be left as a calming and relaxing sanctuary. 

       If the home has some extra rooms or spaces that need to be featured, then below are some examples of those types of rooms or spaces. This home features a Media Room, office and lovely back patio. Even the foyer is big enough to warrant staging. The Media Room is presented as such. This room purposely does not have windows or wood flooring as the rest of the home has, but has carpet instead to help with sound absorption when watching a movie. Also, I have added lots of seating so that it feels inviting and comfortable. Buyers will think about family game or movie nights and/or even sports watch parties. The office offers great natural light and the use of blue colors give a calm feeling to the room. A great patio is definitely considered another room to the home so it too must be furnished. Lots of plants and greenery have an inviting touch and a sitting area around the outdoor fireplace mimics the living room coziness.
