The Compact Condo

Recently, I staged a condo. Condos present some obstacles since they are usually attached to other condo apartments. Structurally, you can't really change anything and the exterior is usually public community space, so it is not in the individual's interest to tend to it or change it. With that said, you pretty much have to work with what you have. The complex was a bit older so the building and grounds were a bit worn and outdated. In regards to curb appeal, the only thing that I could do was add some welcoming elements to the front door. I opted for a nice plant and suggested some power washing. 

The 900 sq. ft. interior consisted of 2 bedrooms, 2 bathrooms, kitchen, living, and balcony. I suggested new fresh paint in a brighter color since the interior was lacking in natural light. I wanted to keep it feeling large, which meant not using too much furnishings. I chose furniture pieces that were to scale and airy for the space. When you walk in, I wanted it to feel inviting and uncluttered. Using a glass top table also helped to make the space feel big.

Since the floors are dark, lighter colors help offset it from feeling under-lit. I opted for neutral and light-colored bedding. The original ceiling mount lighting was a track light in both bedrooms. Track lighting has its place, but in the bedroom, I recommend more even-toned lighting since that is often a place where one dresses. Track lighting causes hot spots and shadows, which is not ideal in the bedroom.

The bathrooms were pretty much identical so I kept the accessories identical. The original mirror was a standard unframed piece of glass. Mirrors are relatively inexpensive for the bathroom. Always opt for a framed mirror. It adds a modern and fresh touch.

The balcony or any outdoor space is just as important as the interior space. I always suggest plants and a clean outdoor area. That means, the ground be kept swept, no cobwebs, and no bugs, and furniture in good condition.

This condo sold fast. It was a fun project!
